Most people enjoy the thrill of investing in the stock market with its potential windfalls. But only those who are very experienced and who already have a good real estate investment portfolio will be prepared to invest big dollars. Why is this?
Certainly, the stock market can be exciting. But inherent in the greater risk involved in investing in shares is the real possibility of a loss. After all, the highs and lows of the stock market are more dependent on the vagaries of global economics – and predicting with any certainty where the gains are to be made requires a lot of time and expertise.
Residential real estate, on the other hand, reliably doubles in value every seven to twelve years. Records kept in Australia for one hundred and twenty years and in England for nine hundred years show these figures are consistent over the macro time scale. It is true that at the micro level there are times of negligible or even negative growth (in the 1930’s depression, for example); however, the following years usually show huge growth so that the average growth remains constant at ten percent per year.
Another attractive aspect of the residential real estate investment market is that investors can use other people’s money to grow their own wealth. Borrowing to buy shares is usually only possible with some kind of security such as, you guessed it – property!
Prudent investors prefer to start their investment portfolio by buying residential real estate. Once they have done their homework they are in a position to make an intelligent buy – then they sit can back and wait for the long haul. Not as exciting, perhaps, as rushing to the all ords, but a lot less time consuming and much more secure
